The short history of West Adams and Sugar Hill Curbed LA

The placement of skylights in both the flat and sloped roofs further blurs the conventional differentiation between roof and wall. Indirect light sources and unanticipated views from these openings further enhance the three-dimensional quality of the space and form. In 1938, Houston bought a mansion on 2211 South Hobart Boulevard. Houston had co-founded the influential Golden State Mutual Life Insurance Company in 1925. The company, the first of its kind in the state, had been formed to provide black Californians, who were often denied policies or charged outrageous premiums, with quality life insurance. It would eventually become the largest black owned insurance company in the American West.

The power dynamic is shifting; there are so many brands out there, so customers really do have the ability to choose who they want to align themselves with. Likewise, one of the first milestones for me was walking home from our office in the early days and spotting a Hill House package on a UPS truck, amongst a sea of other packages. It was wild for me, seeing our brand out there, existing in the universe. I spent so much time in the preparation phase – basically sitting by myself in a room in the basement at my business school, thumbing through excel sheets. The company will offer coverage “in nearly every corner” of California, Zimmerman said.

Weekly mortgage rates are up, but prices are the real villain

Fresh from being the first solo male star to cover British Vogue for the October 2022 issue, the actor continues to make big moves off-screen with his real estate investment on the West Coast further reflecting his burgeoning film career. Purchased from supermodel Kate Upton and her baseball pro husband Justin Verlander, the 5,521 square foot house sits on 1.55 acres of land with sprawling outdoor space and gardens. When you meet someone at a party, how do you describe what you do? I have a few different lines depending on where I am and how familiar I expect the audience will be with the retail and consumer space.

The thrill of Sugar Hill

Developers built fewer homes in California in 2023, potentially leading to higher prices and rents as a supply shortage worsens. “It’s gone downhill, but it seems to be coming back a bit,” Epperly, 80, said of the once-bustling town, built on the mining and production of borax, a potent cleaner, flame retardant and component in glass products like car windshields. Today, what is left of Sugar Hill is dominated by the Paul Williams’ designed First AME Church (founded by LA pioneer Biddy Mason), which moved there in 1968. On South Harvard, overgrown mansions—including McDaniel’s—still stand, in various states of repair. Although the traffic from the freeway is loud, if you try hard enough you can maybe hear the ghost of Waters singing, accompanied by McDaniel on her gleaming grand piano.

Hill House by Johnston Marklee in Los Angeles, California

It is placed on a sloping site on a hill with spectacular views of the Sullivan Canyons and the Santa Monica Bay. It was designed by Johnston Marklee whose work you might recognize from another one of their projects – the View House in Argentina. Eccentric exterior designs seems to be the theme in both houses. Talk me through the decision to grow the brand to include baby items? Launching baby products is full circle for me; I found out I was pregnant two weeks after launching Hill House in 2016.

"It's a very special house where people immediately get, you know, emotionally connected when they're there." Designed by LA architect William King and built in 1982, the listing comes with several gathering spaces in and around the home, with charming gardens, a wraparound deck and a garage that could be used as studio space. The home at 2538 Sundown Drive is for sale at $2.3 million, listed by Compass agents Carl Gambino and Ariel Putman, and was recently shared on real estate fan account Zillow Gone Wild. According to records dug up in the landmark designation process, architect Douglas Honnold was hired to build the Georgian Revival house during the 1930s. While the design vibe will hearken back to Old Hollywood, there are some modern amenities discreetly hidden in the mix, including this screening room.

I grew my brand and my baby (now my three-year-old!) at the same time. I’ve always known I’d come back to baby, but I wanted to take my time on the product. I knew I wanted the product to be non-toxic, organic, well-priced and really, really pretty. Most of all, I wanted to celebrate the most incredibly vulnerable, emotional, intense time for a parent and baby – the first year – by creating beautiful, practical, useful products that were full of joy. How does running and growing a direct-to-consumer company differ from working with known and existing retailers? The primary benefit is that it allows us to price our product significantly lower, because we don’t have to charge a retail markup.

The smooth polished interior skin is shaped and curved selectively to accentuate the geometry of the house and to accommodate storage and mechanical services. What are the trends you've picked up on around how people travel, shop and choose brands and how that has changed over the past few years? I think customers today are really thoughtful about the brands they want to support. They learn more about the team and the founder and the product. It’s wonderful because it really pushes brands and founders to show what’s going on behind the scenes a bit, and forces accountability in many ways.

Gambino said the Glassell Park area where the home is located is popular among artists, musicians and actors. Many people who fit the bill have come to see the house, but it has also attracted a wider range of potential buyers like a chef who would use it entertain, and other business people who are interested in the home as a piece of art. Since her request for landmark status was approved in 2017, Taylor Swift has been in the midst of restoring the mansion, which housed two generations of Goldwyns until purchased by Swift in 2015. The 10,982-square-foot Georgian Revival mansion, boasting seven bedrooms and 10 baths, will be restored to its former glory. Mining production increased and the town boomed to 6,000 people at its height. But as the nearby town of Ridgecrest grew and the mining company shrunk, Trona withered.

The suspects stole two firearms from the property before being arrested several days later. This incident came in the midst of Bass' run for office as the mayor, while she still a member of the United States House of Representatives. The Los Angeles Police Department responded and took a suspect into custody with out incident. The investigation is ongoing, and no additional information is available at this time.

Besides her intimate salon nights, McDaniel was also known for her huge Hollywood soirees, which brought black and white celebrities to Sugar Hill. White actors including Agnes Moorehead, Esther Williams, and her beloved co-star Clark Gable attended the bashes, which were covered by attending gossip columnists like Hedda Hopper and Louella Parsons. One of these enterprising lady landlords was Louise Beavers, America’s favorite movie maid. The daughter of two former slaves, the multi-talented McDaniel had moved into the rambling mansion in the early 1940s. “She had the most exquisite house I had ever seen in my life, the best of everything,” entertainment legend Lena Horne recalled.

As soon as costs dropped at the factory, we passed along that saving to our customers, changing the prices on our website the very same day. Trona’s heyday was in the early 1900s, when it was a company town, established in 1914 and operated by the American Trona Corp. Early on, a central building housed many workers and all the town’s businesses, including a “pool hall, a barber shop, post office, library, grocery and department store,” according to the Searles Valley Historical Society. Hill House Nap Dress review: I'm obsessed with the trend

hill house nap dress

We independently evaluate all recommended products and services. If you click on links we provide, we may receive compensation. I’m super impressed with the quality of everything I tried. While I’m not keeping everything I ordered, quality certainly isn’t the reason for my returns.

Is the Hill House Nap Dress worth buying?

Hill House Home founder Nell Diamond had a pretty successful 2020—and she’s having an even more successful 2021, thanks to her wildly popular nap dress. If you’re on the petite side, I’d recommend going for the Elizabeth dress. It hits me right above my knees but still has the same flattering smocked top. My biggest complaint about the Nap Dress is that the Ellie is SO long. I am planning to get my Ellie dresses tailored before the summer to bring them up a bit so it’s more of a “midi” length. I could possibly even size down for the XXS but haven’t tried it on for comparison.

Nap Dress® Summer

While wearing each, I was evaluating material quality, cooling, versatility, comfort and design. I looove a good long sleeve dress, and the Grace Mini Nap Dress is a good one. Just like the dresses above, it has the signature Hill House nap dress smocking. I got a size small and it’s a little big but I don’t think it’s big enough to exchange for the size down. No matter what size you get in the Ellie, the smocked bodice in any nap dress is super stretchy, which is a really nice feature.

I think part of it is the print, but mostly I just think this would look better on someone taller than my 5’2″ self. I got a size small and it fit in the top, but the skirt just feels too overwhelming on me. I’ve found it comfortable to wear on both hot 90-degree days and breezier summer nights. It's completely opaque in the white printed pattern I chose and hasn't shrunk or changed at all after multiple washes so far.

Hill House Dresses + Sizing

Scroll back up to read more about fit, quality, fabric, and more since it’s all up there. Women have clearly been craving an investment piece like this that they can wear (and feel pretty in!) while running errands or attending a fun event! Beyond the original, they now have a whole bunch of different lengths, necklines and silhouettes in the collection to suit your style, all with the comfortable smocked bodice. Because they're so trendy right now, Hill House's dresses sell out often, but fortunately the brand restocks and launches new collections every few months.

My Honest Hill House Nap Dress Review + Sizing for 10 Styles

These dresses keep the girls in place — I’m not wearing a bra in any of the photos in this post. I’ve heard from friends with bigger chests that they also can get away with not wearing a bra with these dresses. Two of the key differentiators from the Nap Dress were the lining and bodice. The Mallie Dress has a fitted lining, which I appreciated, as it felt more secure. However, that also made it a little warmer and less breezy than the Nap Dress.

Popular new shades include the sumptuous emerald green dress, the festive burgundy velvet and Winter Toile print. If you love the designs, act fast—they’re already selling out in multiple sizes (each of these prints is unavailable in sizes larger than medium). I love an easy dress that you can throw on and BAM you feel stylish, put-together, and ready to conquer the day. I personally like to think of it as a dress that’s comfortable enough that you could, in theory, nap in them but is also cute enough for being out and about. My only real con was that the ruffle detailing on the neckline, which circles the entire top of the dress, does have a tendency to fold down under the arms.

Other Summer Frocks We Love

The dresses have recently gone up in price to $150 (or more for certain fabrics). It’s definitely not the cheapest sundress, especially compared to what you’ll find from Old Navy or Target. I do think it’s a case of “you get what you paid for” and the dresses feel well constructed.

It also restricted my leg span when I needed to hop over the occasional puddle after a summer rain. It seemed like the Hill House Nap Dress reigned over the pandemic closet, and after wearing one for a week, it’s easy to see why. One of my favorite beauty experts, Jenny Patinkin, always says she’s after “lazy perfection,” and the Nap Dress epitomizes that description.

I like the ruffled sleeves, which toe the line between short sleeves and cap sleeves, and the floral print is vibrant and flirty. Regarding the bodice, it’s one piece of fabric, including the straps, as opposed to the Nap Dress that had straps attached. Because of this, the ruffles don’t run under the arms, and therefore are not crushed downwards, which I liked, finding the crushed ruffles on the Nap Dress to look a little awkward. While Hill House has a stylish European summer feel, Tuckernuck’s dresses emit the glamour and sensibility of New England prep.

hill house nap dress

I think they’ve done a beautiful job with design, fabric, and construction. Again, I think it feels even fuller on me because of my height. It comes all the way down to the tops of my ankles, whereas I think it looks less full on taller gals when it’s more of a true midi length.

If you like the idea of a Hill House nap dress but you don’t like the ruffle sleeves – I totally understand. It has the same smocked bodice and flowy skirt, except instead of flutter sleeves, you can adjust and tie the straps to your liking. Truthfully, I like this style way better than the original Ellie. It feels more effortless and versatile even though it’s still just as comfortable and feminine. Despite their centuries-long history, nap dresses captured the American imagination a few years back when fashion got a work-from-home makeover. It wasn't long before everyone had an opinion on this polarizing style, popularized by Hill House.

The nap dresses come in a few different fabrics but the one I got is nearly 100% cotton (97% cotton, 3% elastane). It’s super lightweight and breathable which will be absolutely perfect for hot and humid summer days. To be honest, I’m so obsessed with my nap dress that I can't wait for it to come out of the wash or back from the cleaners (when I’m too lazy to do laundry). It's my go-to for all occasions, and it feels as appropriate for running errands as it does for going out to dinner.

The Nap Dress’ hallmark design is a square-cut neckline with ruffle detailing. I had initial reservations about the neckline plus the smocking, which I feel often does not flatter my body type. The neckline is deep enough to break up the chest area so it doesn’t look too wide, and the pattern I chose has vertical stripes to help with the illusion. Typically, I avoid ruffles on sleeves, but in this instance, they were much appreciated, as they covered the insecure points I have on that area of my arms.

Designed by DiG Architects, the Split Box House has a simple form that started as a box twenty-two feet wide  — the maximum width where no interior support walls are required. The two forms are mainly clad in low-maintenance grey cement panels, which are were installed as an open joint ventilated rainscreen to help control moisture and reduce energy consumption. The main box is split into a double-height public area and a private one, which is turned ninety degrees to give better views of the woods beyond. In the backyard, a series of walls are set into the steep slope, creating a terraced garden that flows down the hill.

This was the first style of the newly formed United States, and it had a place in nearly every part of the country—particularly in bustling urban areas like Salem, Massachusetts, where this former This Old House TV project is located. American Georgian architecture is based on earlier European styles (not the British Georgian style of the same period), which emphasized classical Greek and Roman shapes. Georgian houses could be found in every part of the colonies in the 18th century.

But even before Trump was president, Trump preferred non-union workers in his real estate projects. And — and if you read the press, if any of it’s true, he never paid them — a whole hell a lot of them. Many states are already using their own authorities and resources to better protect America’s freshwater systems. For example, North Carolina recently set a goal to protect one million acres of natural lands, with a special focus on wetlands, and to restore one million acres of forests and wetlands within the state.

I think union jobs — good-paying jobs that don’t require a college degree. Look, in Scranton, I learned a basic value set that all of you learned as well, no matter where you’re from. Located in Orient at the tip of Long Island on a plot that was once used to grow potatoes, the three-bedroom house is intertwined with the landscape, with the entire property restored to a natural state, cleared of invasive, non-native species. This American house is built with durable materials that can stand up to salt, wind and coastal flooding and each facade feature a different aesthetic and the east side has a glass wall. The elevation of the house also gives owners sweeping views of the Peconic Bay wetlands. Inside, natural materials and a subdued color palette create a serene space, while the entire building follows Passivhaus standards. A second, detached building houses the garage and cabin, while a saltwater swimming pool is the main outdoor amenity. The Republicans retook the House in 2011, with the largest shift of power since the 1930s.[14] However, the Democrats retook the house in 2019, which became the largest shift of power to the Democrats since the 1970s. In the 2022 elections, Republicans took back control of the House, winning a slim majority. The late 19th and early 20th centuries also saw a dramatic increase in the power of the speaker of the House. The rise of the speaker's influence began in the 1890s, during the tenure of Republican Thomas Brackett Reed. While the minority leader was the head of the minority party, the majority leader remained subordinate to the speaker. The speakership reached its zenith during the term of Republican Joseph Gurney Cannon, from 1903 to 1911.

Both modern and traditional lighting works well with the Studio McGee style, from a lantern to a more contemporary oversized lamp. Alternatively, a beautiful floor lamp next to a plush armchair can make for a comfy reading nook in the bedroom or playroom. This style is all about seagrass baskets, jute rugs and wooden benches – creating a light and airy space that can feel both traditional and contemporary at the same time. How much does your design services cost?

Where space is tight, McGee recommends drawing the focus to the floor with a vintage rug to center the space and set the tone with color and pattern. Ottomans, floor pot plants, and sculptural objects work wonders, too. McGee Designhouse was founded by Melinda McGee in 2009 with the thought that every project should bring together expert professional partners who openly collaborate to effectively execute the concept and design of a project. MDH focuses solely on Commercial Interior Design and works regularly with Clients, Architects, Engineers and Contractors as either the prime or a sub-consultant. I have been holding on to this vintage rug for years, but it needed one more layer, so I placed our Girona Woven Rug underneath it.

How to Find Your Interior Design Style (when you have no idea where to start)

I usually start with the sofa that faces the focal point in the room because it’s the most used piece of furniture in the room. Then, I build out the rest of the pillows on other pieces from there. Because this is our only living space, and we do not have a formal living room and a casual living room, I wanted to blend the two styles together. The first stop on our tour unveils an inviting open-air dining area, where the McGee family hosts family and friends for meals al fresco. Second, we find two scenes of effortless lounging, the first grounded by a fireplace on the covered patio and the second centered around a fire pit.

Caine Outdoor Side Table

I wanted to incorporate two tones that felt neutral, so the jute didn’t become too warm in this space. When layered, both rugs create this warm, creamy look that ties everything together. When we first started developing the plans, we had a flat wall above the fireplace.

As a general rule, McGee invests in foundational pieces with longevity, like bedroom furniture and custom carpentry, that grow with the child. She then adds personality through decorative accessories, wall colors, and easily updated finishes. “Dining rooms don’t have as many pieces as a living room, for example, so making sure the combination of table and chairs is spot on is the most important design decision you’ll make,” McGee says.

But with the size of this room, I knew we needed some added dimension. We ended up building the firebox out a little bit, so we had a break in the walls that carried all the way up, and I love what it adds to this space. Before I knew what color our windows were going to be, what color paint was going to be on the walls, or any furniture we would use, I knew I wanted these huge wood trestles. When they were installed, I was terrified because they had to crane them into position. Plus, they are douglas fir wood, and I was so nervous about matching them to our white oak floors. Create an elegantly balanced multipurpose office space through cohesive materials, seating grouped for conversation, layered light, and traditional accents met with modern function.

If you’re a bit nervous, start with small things and work your way up to larger pieces over time. This also makes it easier to change your decor around if you get bored. Utility spaces, like mudrooms and laundry rooms, may not be glamorous, but well-designed utilities elevate and facilitate everyday household duties and add beauty to mundane matters.

How to decorate like Studio McGee

And since many of your favorite brands are focusing on sustainability, that means that you don’t need to make sacrifices on style or luxury in order to make your space better for the environment. The bathroom is one of the most time-consuming rooms to clean, so it probably comes as little surprise that one of the most prominent emerging design trends is touches that focus on cutting down cleaning time. In fact, not only do these vintage trends pair well with the emergence of warmer-toned hardware, but they’re part of a general movement back towards warmth, charm and coziness rather than colder and less personal styles. Studio McGee has a great article listing all the different colors they use on projects – with Benjamin Moore and Sherwin Williams being the favorite brands. One of the things I love about the Studio McGee style is its adaptability.

Artfully layer traditional motifs with contemporary lines to create a composed living area that still feels inviting with mixed wood tones, subtle stripes, and personality-filled vignettes. Our Virtual Interior Design service utilizes the same custom design creation but pairs it with the flexibility of remote communication. Reimagine your space on a more flexible timeline with design plans and shopping lists from our skilled designers.

It’s a natural stone, so it gets a lot of these pretty, natural imperfections in the pitting throughout, and with the size of our ceilings, I feel like it holds a lot of weight in the room. Our fireplace was custom built-in these sections in Texas, and each of them is several thousand pounds. It took forklifts and cranes to piece it all together before it was assembled on-site, but it was so worth it.

If your living space is a little too small or dark for a big plant or potted tree, try a large bunch of wild branches in a statement vase instead, as pictured above. A pop of black or dark green can be great to make a statement and add a little contrast. Created by Shea and Syd McGee in 2014, Studio McGee is all about cozy home living, lots of texture and an ever-evolving sense of style.

Now in the East Village, a quiet neighborhood about a 15-minute drive from the skyscrapers built in the city’s automotive heyday, a new creative hub is coming into focus this spring. Kristin is a Lead Editor at Forbes Home and has nearly a decade of professional experience as a writer and editor. She's previously worked at sites like Talking Points Memo, Insider, Delish, Angi and HomeAdvisor.

With this particular style, there is a lot of mixing of modern and traditional elements to create a living space full of character and warmth. Ahead, Shea pulls back the filter, discusses her unconventional path to becoming an interior designer, and shares her tips for adding simple, inexpensive touches of beauty to any space. “When it comes to furniture, modern lamps and an antique chest or vintage stool are a no-fail approach to mixing styles,” McGee explains. The esteemed interior designer reveals her top design tips for each room and spills her secrets for personalizing your space.

While some prefer to work in a dark, moody environment, others feel more productive in a bright, light-filled space; it all comes down to personal preference. Home offices, especially stand-alone rooms, are the perfect opportunity to personalize a space, as kids or guests rarely frequent them. For home office designs, McGee recommends diving into what makes you tick, using your hobbies and passions as inspiration for office decor. “Showing your personality in an office by filling it with what you love and inspires you means that when you stop and look around, you’ll feel motivated to work," she says.

She expanded on this idea by sharing her top three elements for a functional and beautiful kitchen. “Firstly, I would make sure I have a good work triangle," she says. "It makes cooking much more enjoyable when you can walk easily between the main areas of the kitchen, so the refrigerator, the sink, and the stove." We designed our Beckett Chairs to have a wood frame, separate cushions, and then this beautiful caned back. Because we built a custom home, we were able to do floor outlets under our sofa, so we run that cord under there and hide them. Another question we get is, “Why would you want a tv that high above the fireplace?

In Tudor England (1485–1603), selected innkeepers were required by a royal act to maintain stables; in addition, some innkeepers acted as unofficial postmasters and kept stables for the royal post. In the mid-1600s some public houses even issued unofficial coins, which the innkeepers guaranteed to redeem in the realm’s currency. By the 1800s many of these establishments were divided internally to segregate the various classes of customers. Public houses—inns or taverns—were considered socially superior to alehouses, beerhouses, and ginshops.

The traditional pub was an establishment found originally in Britain and regions of British influence. English common law early imposed social responsibilities for the well-being of travelers upon the inns and taverns, declaring them to be public houses which must receive all travelers in reasonable condition who were willing to pay the price for food, drink, and lodging. Rather than pulling random numbers out of the air or off some meaningless checklist, KBB’s editors rank a vehicle to where it belongs in its class. Before any car earns its KBB rating, it must prove itself to be better (or worse) than the other cars it’s competing against as it tries to get you to spend your money buying or leasing. Our Expert Ratings come from hours of both driving and number crunching to make sure that you choose the best car for you. We comprehensively experience and analyze every new SUV, car, truck, or minivan for sale in the U.S. and compare it to its competitors.

While gasoline-powered models have lackluster fuel economy, an efficient turbodiesel engine is also available. Chevrolet spent a lot of time and effort the get the 2013 Cruze’s interior right, and it has paid off handsomely.
